Press digest - year 2025
| After opening its first store in Bulgaria in the spring of 2023, BGK - the company behind the chain of small neighborhood stores Minimart, managed to reach over 150 stores by the end of 2024. The goal is now to double the number of stores, bringing the total number in the country to over 300. The expansion will be financed with 25 million euros, which it raised at the end of December through privately placed bonds. The bonds have a nominal value of 100 thousand euros and a maturity of 5 years, with the interest, which is 7.77%, paid twice a year. The issue will not be listed for trading on the Bulgarian Stock Exchange, which means that bondholders will likely hold the bonds until the end of the term. For 2023, BGK has revenues of 4.6 million leva. The company was founded in 2022 with a capital of 100 thousand. BGN, opening its first store the following year. The company ends 2023 with 41 locations, which increase to over 150 the following year. In 2024, revenues reach BGN 40 million. And the expectations are that in 2025, the turnover will increase to BGN 125 million. To start its business, the company negotiates a credit line from DSK Bank, with the report noting loans in the amount of about BGN 16 million. Now BGK will use the funds raised from the bond issue to refinance its obligations, with the remaining money being invested in increasing the number of locations. The company is in the sector of so-called convenience food stores - small locations with an area of ??between 50 and 120 sq m. The company operates on a franchise model with partners who are responsible for and manage the individual locations, but the products are loaded by BGK. Currently, the stores are located in 9 Bulgarian cities: Sofia, Plovdiv, Stara Zagora, Burgas, Pleven, Pernik, Pazardzhik, Asenovgrad and Novi Iskar. The issue was subscribed mainly by institutional investors in the person of Unicredit Bulbank (which is also the manager of the issue), Eurobank, the German Varengold Bank (which is associated with "Eurohold") and the fertilizer trader "KVS Agro - Bulgaria". The owners of BGK are Angel Angelov and Petar Dudolenski, who hold 100% (49% over 51% respectively) of the capital of "AP Capital", which has a share of just over 40%. Angel Angelov is known as a co-owner of the chicken meat producer "Gradus", the hospitals of "Acjabadem" in Bulgaria and the mall in the capital's "Lyulin" district, which he acquired together with Petar Dudolenski, Tencho Shikov and Stoyan Kolev in 2023. The other shareholders and investors in Minimart are Luxembourg-based Profi Investments (with director Rosen Hadzhiev), RSTX Capital (owned by Elvin Guri and Ralitsa Again-Guri) and Trinity Retail (owned by Tencho Shikov, known as an investor in Rompharma, retail parks and agricultural land). His company acquired 25,000 shares in BGK during a capital increase in December, which saw Angelov and Dudolenski lose their majority stake and become minority shareholders, at an issue price of 200 euros per share. With capital of 200,000 leva, divided into 200,000 shares with a par value of 1 leva, this would mean a valuation of around 40 million euros for BGK. Source: Capital (24.01.2025) |
| The profit of banks in our country hit a new historical record - 3.7 billion lev
Banks in Bulgaria report a historically record profit for 2024 - 3.7 billion BGN. This is 278 million BGN (8.1%) more than the previous record - 3.4 billion BGN for 2023. The leader in profits this year is the Hungarian-owned bank DSK Bank, which reports a positive financial result of 976 million BGN. However, this is a slightly lower achievement compared to last year, when DSK crossed the psychological threshold of one billion (1.006 billion BGN). In second position is the Italian UniCredit Bulbank, which recorded a significant increase in profit to 947 million BGN (against 807 million BGN in 2023). In third position in terms of profit is the largest bank in our country by assets, UBB, with 496 million BGN, which is a slight increase compared to 472 million BGN the previous year. Postbank reported a positive financial result of BGN 412 million, and FIBank - BGN 124 million.
The good performance of the banks comes mainly from maintaining low (close to zero) interest rates on deposits, which allow for a good margin (compared to interest rates on loans) in favor of credit institutions. This is happening thanks to the huge liquidity in the banking system, wage growth and loose measures to limit lending by the Bulgarian National Bank (BNB).
The net interest income of the banks during the year increased by BGN 720 million (14.9%) to BGN 5.6 billion at the end of December 2024. Net income from fees and commissions increased by BGN 145 million (9.9%) to BGN 1.6 billion.
According to BNB data, the impairment charges for financial assets not measured at fair value through profit or loss are BGN 659 million for 2024, which is BGN 248 million (60.3%) more than in 2023. Source: mediapool.bg (03.02.2025) |
| Top 3 banks in Bulgaria will distribute BGN 750 million in dividends
The Bulgarian banking sector reported a record profit of 3.7 billion leva for 2024, but last year's peak of 1.1 billion leva in dividends will not fall. About 20% of the profit, or about 0.75 billion leva, will be distributed to shareholders, and 80% will be capitalized. DSK Bank will give the largest amount as a dividend for the second year in a row - 50% of the profit, but since it is slightly lower than that for 2023, the amount is slightly reduced to about 488 million leva. The leader in terms of assets - UBB, has the intentions of its Belgian owner KBC to bet on a similar strategy - distributing 50% of the profit, which makes about 248 million leva. UniCredit Bulbank, which distributed 65% of its profit a year ago, is pausing this year and will capitalize nearly BGN 950 million. Its result is stronger than last year's, and is also helped by an extraordinary dividend from its consumer credit subsidiary - in addition to its profit for 2023, it is transferring to the bank BGN 108 million of undistributed profit from previous years. With the dividends planned by DSK and UBB, the banking sector has distributed a total of BGN 7.5 billion in dividends since 2014, of which BGN 2.85 billion comes from DSK, and over BGN 2.5 billion from UniCredit Bulbank. UBB and Raiffeisenbank, which it acquired, are third with a total of BGN 1.2 billion. Source: Capital (07.04.2025) |
| The largest banks by assets in Bulgaria
Data from the Bulgarian National Bank (BNB) showed that the leader in terms of assets remains United Bulgarian Bank (UBB) in 2024. It took this position in the second quarter of 2023, after the merger with KBS Bank – the successor to Raiffeisenbank Bulgaria – was finalized. UBB consolidated its leadership position, reporting a 10% annual growth in assets to BGN 37.5 billion. The second position this year is again for DSK Bank, whose assets increased by over 11% to BGN 36.5 billion. Although it is still BGN 1 billion behind the leader, compared to the previous year, the bank, which is a subsidiary of the Hungarian OTP Bank, has managed to catch up nearly BGN 300 million of its lag. In third position this year is UniCredit Bulbank, which was the largest bank in Bulgaria for decades, but lost first place in 2022. By the end of 2024, its assets were estimated at 34.9 billion BGN and grew by 8.6% per year. Thus, the assets of the three largest banks in Bulgaria are already approaching 109 billion BGN – over 56% of the total assets of the system (191.6 billion BGN) and over 50% of the value of the entire Bulgarian economy in 2024 (202 billion BGN according to preliminary data). The fourth in terms of asset value is Postbank. It is it that also reports the largest increase – over 16% to 22.6 billion BGN. In fifth place is the largest bank with predominantly Bulgarian ownership – First Investment Bank (FIB) – with assets worth 15.8 billion BGN. Thus, the banks in the Top 5 manage assets that are estimated at nearly 77% of the entire banking system and 73% of the country's economy. Central Cooperative Bank (CCB) occupies the sixth position with assets of 9 billion leva. Seventh place goes to ProCredit Bank, which reports some of the largest growth for the year in the business segment. Allianz Bank occupies the eighth position, and the only shift in the top 10 is at tbi bank, which managed to attract attention with its significantly higher interest rates on deposits - a policy that helped it attract resources with which to accelerate lending. With this approach, at the end of 2023, the bank entered the top 10 by assets in Bulgaria, and at the end of 2024 it is already ninth with assets of 3.5 billion leva. The last bank in the top 10 is another one with Bulgarian ownership and a focus on corporate lending - Investbank - with assets of 3.5 billion leva. Source: economic.bg (15.04.2025) |

| Trinity Capital and Hus Invest, which bought the mall opposite the Hemus hotel in the capital a year ago, are now in the process of acquiring Mall Plovdiv. The two companies have asked the Commission for the Protection of Competition (CPC) to authorize the sale. The buyer will be their joint company TSH Investment. It was created for the purchase of Park Center Sofia. Now TSH Investment wants to acquire M.O. Plovdiv - the company behind Mall Plovdiv. Mall Plovdiv - one of the two shopping centers of this type in the city, was opened in 2009. By the end of last year, 98% of the retail space was leased. The ultimate owner is the Irish investment fund Avestus, which in the past was also a co-shareholder in Mall Sofia. The fund also owned an office building on Sofia's Moskovska Street, which it sold in 2018. Now, with the deal for the Plovdiv mall, the company is effectively leaving the Bulgarian market. In the balance sheet of the company "M.O. Plovdiv" for 2024, the property in Plovdiv is valued at 33.5 million leva, and there is also a debt of 20 million leva on a loan to DSK Bank. Revenues are 14.7 million leva, and net profit - 3 million leva, with both indicators slightly increasing compared to the previous year. In TSH, partners with equal shares are "Trinity Capital" - the private investment company of Tencho Shikov from "Rompharm", and the Plovdiv company "Hus Invest" of the brothers Ivan and Alexander Asenov. "Trinity Capital" specializes in retail parks (XOPark), malls and convenience stores (the Minimart chain). It has recently started building the first Outlet Village in Bulgaria. This is the third mall for the company, which in 2023 bought MegaMall in "Lyulin". The deal was also in partnership - then the buyer with an equal share of "Trinity" was "AP Capital" of Petar Dudolenski and Angel Angelov, which has experience in the development and management of shopping centers, and various other types of commercial formats. The value of the transaction was unofficially estimated at 18 million euros, with the buyer also taking on new debt of the previous owner for 13 million euros. The current partner of "Trinity" - "Hus", is a metals trading company, which has also been developing residential construction for more than a decade. Source: Capital (27.10.2025) |

| Enery secures bank loan for its 600 MWh electricity storage project near Nova Zagora
Enery has secured green financing from DSK Bank for its flagship 600 MWh energy storage project in Nova Zagora. The financing will enable the construction and operation of a stand-alone 150 MW facility with 600 MWh storage capacity, with commissioning scheduled for March 2026. A key element of the deal is an innovative Virtual Power Purchase Agreement (Virtual PPA) with Vitol, which provides long-term and predictable revenues for the project. The project has its own substation and will be connected to a new 33/110 kV substation, part of the transmission grid. The Nova Zagora project creates a good foundation for the implementation of similar energy storage solutions and combined business models in Southeastern Europe. Source: economy.bg (22.12.2025) | |
